The Best Value in Permanent Home Construction

Modular homes are a popular alternative to traditional site-built construction. The design and construction process of these homes offers numerous benefits.

Am I Looking For A Modular or Manufactured Home?

Modular homes are often confused with sectional-designed manufactured homes. To narrow this down, we consider the application. If your home is going on a rented lot or would be set on piers, you would choose a manufactured home. Modular homes are only set on real estate and designed to be set on a permanent foundation, whether a basement or crawlspace.

The Advantages of Modular Construction

Unlike traditional home construction, modular homes are built in a controlled factory setting. They are constructed in smaller sections that can be transported to the building site for assembly. Modular homes are held to the same building codes as site-built construction.

Reap The Benefits of Choosing a Modular Home

Modular construction delivers more than building to the same code as site-built construction. Quality control, efficiency, and training are important in delivering a high-quality home to our buyers.

  • Climate Controlled Construction
A factory setting provides weather protection and improved efficiency for home construction.
  • Quality Control
Thorough inspections and specialized trade crews ensure expertise in every aspect of a home’s construction.
  • Time Efficient
The factory accelerates construction timelines, enabling a faster build compared to on-site built homes.
  • Customization
Our extensive selection of floor plans makes us the ideal choice for personalized living spaces.

Energy-saving Features

Modular homes are built with the same insulation values as site-built constructions. All sides of the homes are sheeted, minimizing air leakage and lowering heat transfer. That means the climate inside your home will stay more consistent all year.

Environmental Benefits

The efficient construction style of modular homes cuts down on excess material waste and excess time spent on a construction site. The homes are fitted with the newest Low-E windows, LED lighting, and new energy-conserving appliances.

Cost Savings

When you choose a modular home, you also receive a one-year warranty that protects you from unexpected repairs in the first year. The high-efficiency furnaces will save you money for years to come by reducing energy consumption and lowering utility bills.

Financing and Insurance

Financing Options

Construction loan

A construction loan is a practical option to provide the necessary funds to cover the construction costs of your modular home. Once construction has ended, that loan can be converted into a traditional mortgage.

30-year fixed mortgage

Many financial institutions offer fixed-rate mortgages specifically for modular homes. They provide the homeowner with long-term stability and predictable monthly payments

Insurance Considerations

From an insurance perspective, modular homes are treated the same as traditional site-built homes. It is essential to acquire homeowners insurance that covers your modular home’s value, structure, and contents.

Are modular homes built on a permanent foundation?

Yes. Modular homes are installed on permanent foundations such as full basements or crawlspaces.

Can I change the floor plan?

Yes! Cavco Clarion offers incredible flexibility. From lengthening rooms to moving windows or upgrading kitchen islands, we can help you tailor the plan to fit your specific needs.

Can I customize my home?

Absolutely! Both manufactured and modular homes can be customized to meet your everyday needs.  Each offers a wide variety of factory options, color selections, and style enhancements to help you design both the exterior and interior of your home. Does my home come with a warranty?

Yes. Every Cavco Emlenton home comes with a manufacturer’s limited warranty covering defects in materials and workmanship. Additionally, many of the components (such as shingles, siding, and appliances) carry their own separate manufacturer warranties.

How much does a site visit cost?

Nothing! We believe every job should start with a site visit. Site visits are a crucial tool when it comes to proper planning, site design, and executing site construction. There are no two jobs that are alike.

I found my new home, what is the next step?

Once you’ve selected a floor plan, we’ll begin designing your home and reviewing the required site construction services. After gaining a complete understanding of your project, we’ll prepare a detailed proposal outlining your home’s features, selected upgrades, and all necessary on-site construction services. This comprehensive approach ensures you know exactly what to expect before moving forward with the purchase of your new home.

Is a modular home the same as a manufactured home?

No. While the terms are sometimes used interchangeably, modular homes and manufactured homes are built to different construction standards, and key difference is how they are regulated. Modular homes are built to the IRC (International Residential Code) and installed on a permanent foundation, just like a conventional site-built home.

What is a modular home?

A modular home is a house built in sections inside a factory and then transported to the home site for assembly on a permanent foundation. In Pennsylvania, modular homes are built to the IRC (International Residential Code), the same code used for site-built homes.
